Hot, Hot, Hot!
I am not describing the weather here in La Quinta today but the La Quinta Cove is one hot market! As of April 10th there are 46 homes for sale in the La Quinta Cove. Inventory is low and moving quick. Price range currently active is from $59,900 – $829,900. There are 73 homes currently in the contingent or pending status. 78 Homes have sold in the cove from 1/1/12 – 4/1/12. The Sales range in price from $71,225 – $695,000.
For the first quarter of 2012 in the La Quinta Cove the average listing price was $165,562 and sale price $164,426. Listing price per sq ft in the La Quinta Cove is averaging $105/sq ft while sale price is averaging $104/sq ft.
As for the distressed inventory and “regular” inventory breakdown. There are currently 4 active bank owned homes and 5 short sale homes in the La Quinta Cove. Contingent and pending status there are 15 bank owned homes and 39 short sales. Sold in the first quarter 2012 28 bank owned homes and 16 short sale homes. 56% of the sold homes from Jan 1 – April 1st 2012 have been short sale or bank sales!

It is already April 2012 and the time is flying by! It’s time for the First Quarter 2012 PGA WEST updates. Currently there are 143 active homes and condos for sale in PGA WEST. Ranging from $239,000 – $2,295,000. Of the 143 properties for sale 57 are condos and 86 are single family homes. There are 58 homes and condos contingent or pending status. 50 homes and condos have closed escrow from 1/1/12 – 4/1/12.
The statistics below are all for Jan 1st, 2012 – April 1st, 2012 at PGA WEST. For homes at PGA WEST the average list price was $877,880 with the average sale price at $810,167. Breaking this down by price per sq ft the average for listing per sq ft is $265 and average sale per sq ft is $245. For Condos the average listing price was $347,420 and sale price was $319,088. Broken down by price per sq ft the average listing per sq ft for condos was $166 and sale price per square foot was $155.
From the charts below you can see it is trending towards 2009 #’s. Something interesting to point out is only 7 of the active listings are short sale or bank owned and only 4 of the 50 sales so far in 2012 were short sales or bank owned sales. There are 19 properties that are short sale or bank owned in contingent status or pending.

La Quinta Cove housing market updates for the first quarter 2011. The begining of 2011 has been a busy time in the La Quinta Cove. Currently there are 100 homes active for sale and 69 contingent and pending status. From Jan 1st till now 80 homes have closed escrow from $61,000 – $520,000. This is a very busy area and with sale prices per square foot around the $100/sq ft it will continue to!

The first part of 2011 has flown by. The PGA WEST Housing market continues to have many sellers and buyers. With 192 homes and condos currently for sale and 48 homes and condos have closed escrow in the first quarter of 2011. There are currently 41 condos/homes in contingent or pending status. The number of condos sold in the first quarter is up and homes are equal to 2010. Only 4 bank sales and 4 shorts sales closed escrow in the first quarter 2011.
Looks like pricing is the key and the PGA WEST lifestyle is hard to turn down!

The “season” is winding down and you can notice fewer cars on the street. The real estate market is still continuing to sell and inventory is moving. PGA WEST currently has 223 active listings for sale. There are 128 homes and 95 condos/timeshares. 16 properties are contingent and 22 are pending. In the last 6 months 80 properties have sold at PGA ranging from $156,000 to $2,265,000.
As for listing and selling of condos and homes there seems to be less bank owned, a few short sales and now “regular” sales that are priced competitively are selling. The deals are still out there and the opportunity is still great or buyers with cash or buyers looking to take advantage of low interest rates!
In 2010 for homes at PGA West 36 have sold with a average listing price of $1,038,775, average sq ft 3478, 120 days on market on average, average sale price of $943,639 and average sale price per sq ft of $265. See the charts below for how these numbers compare over the years.
For 2010 so far and condos at PGA WEST 24 have sold so far with a average listing price of $386,297. The average sq footage of the condos is 2035, average days on market 91, average sale price of $365,242 and average price per square foot of $181.

La Quinta Cove First Quarter 2010 Market Update
Jan 1st – March 31, 2010 we have seen a consistent increase in home sales with prices leveling. Still a market where many of the sales are bank owned properties or short sales. In the first quarter of 2010 59 homes sold in the La Quinta Cove ranging from $60,000 to $399,000. The Average List Price was $164,832, where the average sales price was $161,805. Still selling very close to list price as 36 of those 59 homes (61%) were Bank Owned sales, 5 (8%) were short sales and 18 (30%) were regular sales. There are 86 homes for sale in the cove area, 33 contingent and 27 homes pending. With the number of homes in 2009 sold up to its highest level since 2006, look for 2010 to be even a better year. Now is a great time to buy and the opportunities are still out there with low interest rates and home affordability.

The numbers are in for 2009 for the La Quinta Cove. A great area in La Quinta surrounded by the Santa Rosa Mountains the Cove area has had many bank owned and short sale opportunities in 2009. 274 Homes closed escrow in 2009. This is the most since 2005! Up from 237 in 2006, 153 in 2007, 260 in 2008 and 274 in 2009. The opportunities are out there and the homes are being purchased by investors and first time home buyers. The Average list price for a home in 2009 in the La Quinta Cove was $179,089 and the average sales price $174,514 (97% of the list price). We did have many sales with multiple offers and a very competitive market in 2009. Not only did the tax credits drive sales but the lower inventory drove the prices as well. The average price per square foot for listing price was $113 and the average sales price per square foot was $110. Homes sold from $45,000 to $1,085,000 in the La Quinta Cove in 2009.
Looking forward to a busy 2010 where the first time home buyer credit extension should add to the market as well as the low inventory and low prices.
